Real Assets Committee
The ANZCCJ Real Assets Committee represents a significant component of the expanding investment landscape between Australia, New Zealand and Japan. Japanese real estate and infrastructure investment in Australia and New Zealand has seen a notable uptick, driven by the countries` economic stability and growth prospects.
The dynamics of the Australian real estate market, particularly its attractive yields and is bolstered by a steady influx of migrants, international students, and robust housing demand, make it an appealing asset class for Japanese investors seeking long-term growth and risk mitigation. As a result, Japan has established itself as the leading foreign real estate investor in Australia, reflecting a strong and stable economic relationship between the two nations. In 2023, Japan’s investment in international realestate reached $7.46 billion, with 26% allocated to the Australian market, with large allocations to the build-to-rent (BTR) and office sectors. This figure represents a ninefold increase over the average annual investments made during the previous decade.
In parallel, Japanese interest in Australia’s infrastructure sector remains strong. The Australian government’s focus on significant infrastructure projects—ranging from transport and utilities to renewable energy—aligns with Japan’s expertise in large-scale development and technological innovation. Japan’s involvement in Australian infrastructure dates back decades, with successful projects in rail systems and energy, providing a strong foundation for future growth and given Australia’s aging infrastructure and its growing population, the country represents a compelling market for Japanese investors seeking stable, long-term returns.
